5 Contract Templates Every Malaysian Business Needs

Why written agreements win
Verbal agreements work until they break. A written contract turns 'I thought you said' into a signed document both sides can check — and it protects the person who wrote it.
For standard Malaysian agreements, you do not need a lawyer's RM500-RM2,000 fee. You need a correct template and careful filling.
The 5 agreements that matter most
These five cover most small-business and personal situations in Malaysia.
- 1. Tenancy agreement — protect the deposit and terms
- 2. Employment contract — job scope, salary, notice period
- 3. Loan agreement — amount, interest, repayment schedule
- 4. Sale & purchase agreement — item, price, delivery
- 5. Services agreement — scope, payment, deadlines
What a good template must include
Names and IC/registration numbers, the subject (property, item, service), price and payment schedule, duration and termination, and both signatures with dates.
Leave blank lines for the numbers you fill in — never guess a figure.
When you still need a lawyer
Templates are for standard deals. For anything unusual — large sums, foreign parties, complicated shareholding — spend on a lawyer. The template still saves you the first consultation's time.
For the standard 80% of cases, a well-filled template is legally sufficient and professional.
